Ancoats Manchester has secured a £15.7m loan from OakNorth bank to develop a 154-room Motto by Hilton micro-hotel in Manchester.
Planning permission for the 20-storey hotel was granted in 2023 with construction expected to start later this year for a 2026 opening.
It will be one of the first UK sites for the Motto by Hilton brand, which launched in Glasgow in 2024.
Motto by Hilton is described as a lifestyle micro-hotel brand with compact but flexible rooms. Guests can book connecting rooms that can be used as doubles, with bunk beds or to form a living space by day with a fold-down bed.
The Manchester hotel will also feature a bar, café and co-working space.
Motto by Hilton, which launched in October 2018, has sites in the Netherlands, Mexico and the US.
Future hotels are in the pipeline for Hong Kong, Qingdao in China, Nashville and Guadalajara.
Hilton’s chief executive has said the group could launch three more hotel brands over the next few years as it continues to strengthen its lifestyle proposition. The group acquired Graduate Hotels and a controlling interest in Sydell Group last year.
The Manchester project is being spearheaded by Adi Hodzic of Dean Street Developments, alongside Jeff Britnell of Assured CMS.
